ADU / Granny Flat

I am a member of "Future Flippers of San Diego" where we share our experience on Home Improvement. We try to get more income by building an ADU or split one lot into two lots. We also discussed multi-family units. An ADU, also called a granny flat, in-law-suite, casitas can be done through a garage conversion or building a detached house in the backyard of an existing house. An ADU will have its own address, own electrical meter but will stay under the same deed as the existing house. Both units will have to be sold together to one owner. To split 1 lot into 2 lots using a new law passed in 2022 called SB9. SB9 gets 2 addresses, 2 deeds and can be sold to 2 different owners. We typically meet every quarter to discuss the financing, design, built, insurance, lease/property management.
